Final Fantasy 14 is an expansive game that has several different systems to indulge in. One of the most popular is its housing system, which allows you to buy and customize your own space. While whole houses are available for purchase, the competition to get one is fierce, leaving most players resorting to buying an apartment or purchasing a room in their Free Company's house.

Endwalker, the newest expansion, is adding in another housing section, which means you may finally have your chance to grab your own place. To help you carve out a cozy home in Hydaelyn, the guide below goes over everything you need to know about buying housing.

How To Buy A Free Company House

If you are a Free Company looking to buy a home, then you must be at least rank six before the option becomes available to you. If you aren't the company owner, then you must be authorized to buy and move plots.

Keep in mind that you will not only have to pay to build the house but buy the plot of land it's going on as well. Housing plots typically go for millions of Gil depending on their size, and if you have a large free company, you will likely want to purchase the large plot.

You can check with the area guide to see if any plots are available. If there are some available, you can find the location with a gavel and interact with it to buy the land.

Once you have purchased a free company house, you will have 512 chambers available for purchase; they each cost 300,000 Gil each for the members of your free company. These work the same as apartments and can be accessed from inside of the estate.

As an added bonus, Free Companies have a few more things to offer to players than a standard house does:

  • A company workshop.
  • A Company airship.
  • Multiple players to care for the garden and stable.

One of the biggest draws for purchasing a house for your Free Company or a chamber is that it's a much safer investment. As long as a member of your free company gets online every 45 days, you won't need to worry about losing your house or chamber. For most players, this is an amazing trade-off as it's quite easy to get caught up in life and unable to play the game for a few months at a time.

It's also worth noting that it's much easier to have a mansion with a Free Company. The members can all pull together resources to ensure that an estate is built.

How To Buy An Apartment

To buy an apartment, you don't have to be in a Free Company or wait to snatch up a housing plot. Every ward has an apartment building that looms over the rest of the district. If there is a room opening, then you simply need to meet the following criteria to buy a house:

  • Be a second lieutenant in your company of choice
  • Have a single class reach level 50.
  • Have 500,000 Gil.

As of right now, you won't have to worry about your apartment being demolished if you take an extended break from the game. Be aware that apartments are much more limited than houses in space, and you won't have an outside area to decorate.

There is a shared Chocobo Stall out front for players to share. If you wish, you can own both an apartment and an estate at the same time.

How To Buy A Personal House

If you are looking to make a huge investment all on your own or with a few good friends, then you can buy a house. Before you can build a house, you will need to purchase the plot of land it's going to be built on. To do this, you will need to enter into a lottery system and pay the full amount for the plot upfront. If you don't take any action after you win the auction then you will only get 50% of your payment back. Make sure to check back in as you will forfeit the plot if you don't claim it within a short time span.

There are three plot sizes: small, medium, and large. The smallest plot usually goes for around half a million Gil at the very least. After the smaller plots, you can look at paying upwards of seven million Gil for a medium plot and 50 million Gil for a large plot.

This doesn't include the cost of building the house either, which will cost you:

  • Small cottage: 450,000 Gil
  • Medium house: 1,000,000 Gil
  • Mansion: 3,000,000 Gil

After you purchase the house, you can choose three friends to live there as tenants; this will give them the ability to decorate their own personal spaces. Be warned though, if you don't personally log in for 45 days, your house will be demolished even if your tenants are still actively playing. If your house is demolished by the system, you will get back 80 percent of your Gil. If you choose to demolish your home yourself, you won't get anything back.

How To Relocate Your House

If a better location becomes available, then you are allowed to relocate if you own a personal or Free Company house. This process is simple; you simply find the land you want and interact with the placard as you would for a first-time purchase.

An option will pop up giving you the choice to relocate; click it, and your house will be moved. Keep in mind that you will still need to pay a hefty sum of Gil for the plot, especially if you are moving to a larger piece of land. You will have 30 percent of the last plot price applied to the new plot, and if you already own a house, you will still need to enter into the lottery-like players who are searching for housing and pay the price upfront. If you are buying a plot that cost less than the previous one, then the price of the transfer will be covered, be advised though, you won't get any leftover Gil back.

  • Quick Tip: Apartments can not be relocated, as they are part of the apartment building itself.

You will also want to ensure that if you are moving to a smaller plot, you don't have too much furniture. You can only move 400 pieces of indoor furniture and 40 pieces of outdoor furniture at a time. Sadly, all of your furnishings will be placed back into storage and you will need to redecorate your home once it's transferred.
